333 Grant - The Landmark - Union Square
The original Home Telephone Company building, at 333 Grant Street in Union Square, was all about location and history. McGuire worked with Miami developer Maefield Development and San Francisco-based Huntsman Architecture to create the first historic residential building in Union Square on the edge of the financial district.
McGuire collaborated with the team for nearly two years on floor plans, finish schedules, amenities, configuration, pricing and all other aspects of condominium conversion to create a phenomenal product. Historic features were preserved and emphasized to create special, one-of-a-kind homes that had a large sense of living space within a fairly small footprint (480 - 1,100 sq. ft.).
McGuire sold 25% before construction began, and 100% were sold-out before completion of construction. Final gross sales exceeded gross list prices by 5%, including a 20% increase from the original list prices. Of the 40 homes sold, only one unit owner removed themselves from contract during the ten-month escrow process, a testament to McGuire's ability to bring qualified, willing buyers to the table.
